If you are thinking about selling your house to a cash buyer, you deserve to know exactly what happens, step by step, and what is and isn’t promised. Here is how it works with Patriot Homebuyer. No surprises, no pressure.
We are a local, family-run home buyer and have been in business since 2016. We buy houses directly in St. Charles, St. Peters, O’Fallon, Cottleville, Dardenne Prairie, Weldon Spring, St. Paul, Wentzville, Lake St. Louis, Maryland Heights, Bridgeton and Ballwin.
Step 1: Tell us about the house
You can reach us three ways:
- Call 314-710-2685, Monday to Friday, 8 am to 4 pm. Weekends by appointment.
- Start online with our start-from-home form.
- Send photos of the house, inside and out, through the start-from-home page.
Helpful things to share: the address, rough age and condition of the roof, furnace, water heater and other big items, any repairs you know it needs, whether anyone lives there now, and when you would ideally like to sell. You don’t need to clean up or fix anything first.
Step 2: Get a preliminary cash offer
During business hours, we can usually give you a preliminary cash offer within 30 minutes. That number is based on what you tell us and on public records for the property.
It is called preliminary for a reason. It is a starting point, not a final price. We haven’t seen the house yet, so the number can change once we do.
Step 3: Walkthrough, in person or by video
Next, we look at the house. You choose how:
- In person. We come to you. We don’t have an office for you to visit.
- By video. Helpful if you live out of town, the house is vacant, or you just prefer it.
The walkthrough is how we confirm the condition and see anything that didn’t show up in photos or public records.
Step 4: Get a final written offer
After the walkthrough, we give you a final written offer. You are welcome to have your own attorney review it before you sign anything.
We buy houses as-is, so the offer does not depend on you making repairs. Because we are the buyers, not listing agents, there are no agent commissions on a sale to us.
Step 5: You pick the closing date
You choose the closing date that works for you. Some sellers want to close soon. Others need time to move, sort belongings, or wait on family decisions.
Step 6: Close through Continental Title Company
Closing is handled through Continental Title Company. The title company handles the closing paperwork and the transfer. You can have your attorney review the documents too.
What we don’t promise
Being honest about this matters to us:
- We don’t promise a specific price before we’ve seen the house.
- The 30-minute preliminary offer is during business hours (Monday to Friday, 8 am to 4 pm).
- A cash sale is not the right fit for every house. If your house is in great shape and you have time, listing it may net you more. It is worth comparing.
Is selling to a cash buyer right for you?
It can make sense if your house needs major repairs, you inherited it, it is a rental you are done managing, you are relocating, or you just want a simpler sale without showings. If you are not sure, call and talk it through.
